The owner of this property, Willow Pond Ventures LLC, has petitioned to build a 3-story, 84 unit market-rate apartment complex on a parcel that was previously approved for a 150 unit senior living facility. Such a change of use, which requires approval of the Town Board, has been repeatedly denied over the last 30+ years based on it being deemed inappropriate for the site and out of touch with the original planned development.

Additionally, concerns regarding public safety have been raised by neighbors in the area. The snaking shape of Willow Pond Way near this site has been a safety concern for years, offering poor visibility and little margin for driver error, and the addition of a high-use driveway for working-age residents will greatly exacerbate the issue.

 

Concerns

Opposition to this project mostly hinges on Public Safety:

  • The shape of Willow Pond Way is already a hazard for pedestrians, cyclists, and other drivers.

  • A market rate apartment complex targeting working age adults will draw much greater traffic than a senior living facility would, and at peak hours.

  • Development would place a new driveway directly across from The Addison of Willow Pond, concentrating more turning vehicles on a stretch of road where gaging oncoming traffic is particularly difficult.
