On August 21st, the developers withdrew the ‘Penfield Town Center’ application which proposed a Costco at Rte. 250 and Sweets Corners Road. Thank you to everyone who spoke at or sent in letters to the August 8th Planning Board Meeting, during which this application was discussed and our concerns were made known. BUT OUR FIGHT IS FAR FROM OVER
In this letter, the developers say that they will be submitting a new proposal. While we must wait for this new application, there are many other developments in Penfield that require are attention and efforts at this time.
Developments To Watch
Chick-fil-A Restaurant at 2051 Fairport Nine Mile Point Road
A Sketch Plan will be discussed at the next Planning Board Meeting on September 12th at 6:30pm during which public input is allowed. See the Public Hearing notice here.
The applicant previously proposed for a Chick-fil-A restaurant just a half mile down the road from this proposal. Like this previous application, multiple zoning variances are in need of approval for the project to go forward. Being along Rte. 250, with a three-lane drive-thru and a restaurant known for drawing high rates of traffic at peak times, this project poses similar traffic concerns as the Costco proposal. Willow Pond Ventures LLC at 47 Willow Pond Way
A Sketch Plan was on July 11th and the Planning Board provided a sketch letter (detailing feedback) on August 22nd. There is currently no agenda item for this development as the developers review the sketch letter. You can watch a discussion of the sketch letter here.
The application included 84 market-rate apartments with a minimum of 168 parking spots. The number of stories allowed within a "Planned Development" (PD) zoning district, is 2, yet the developer is asking to make this into 3-stories. This proposal includes only ONE access point, increasing congestion and creating dangerous conditions for pedestrian traffic and emergency services. It will also destroy the remaining 4.5 acres of undeveloped habitat that local wildlife depends on.
